Renewal notice deadlines
Enter the lease end date and the type of lease: the tool works out the period to give the notice of modification (a rent increase or another change), the tenant's reply deadline and your deadline to apply to the Tribunal administratif du logement after a refusal.

1. Give the notice of modification

Between 6 and 3 months before the lease ends. The renewed lease would start on July 1, 2027.
The notice is in writing and states the increase or change proposed. Without a valid notice, the lease is renewed by operation of law on the same conditions (art. 1941).
2. The tenant's reply
C.C.Q., art. 1945By April 30, 2027
For a notice received on March 31, 2027, the last day of the period. Received earlier, the reply is due earlier: one month after receipt.
With no reply within this period, the tenant is deemed to have accepted the new conditions. In a housing cooperative, or in a building built or converted within the last 5 years (section F of the lease), a tenant who refuses must leave at the end of the lease.
3. Apply to the TAL after a refusal
C.C.Q., art. 1947By May 30, 2027
For a refusal received on April 30, 2027, the last day to reply. Received earlier, the deadline comes earlier.
Without an application to the Tribunal within this period, the lease is renewed on the same conditions as before.

How the dates are counted. Like the TAL and Plexago: for a 12-month lease ending June 30, the notice is given from January 1 to March 31. The period is counted from the day after the lease ends (July 1): at most 6 months before, and at the latest the day before the date that falls 3 months before. A one-month period ends on the same day of the following month (notice received January 15: reply by February 15, the TAL's example); if that day doesn't exist, on the last day of the month. When in doubt, the tool always picks the safer date.
The tenant's reply. There are three choices: accept, refuse the change and stay in the unit, or leave at the end of the lease. A tenant who refuses or leaves must tell you within one month of receiving the notice (C.C.Q., art. 1945).
After a refusal. You have one month after receiving the refusal to apply to the Tribunal, which then fixes the rent or rules on the other change (C.C.Q., art. 1947). The application is made on the Tribunal's website.
No notice from the landlord. A tenant who wants to leave at the end of the lease gives a notice of non-renewal, within the same periods (art. 1946).
Proof of receipt. Give the notice in a way that proves it was received: registered mail, in person with an acknowledgement of receipt, or another way.
