Revenu Québec's form for income and expenses from renting immovable property, completed for each building and attached to your Québec income tax return.
What it's for
Form TP-128 (English version TP-128-V, Income and Expenses Respecting the Rental of Immovable Property) is Québec's counterpart to the federal T776. The net rental income it works out goes on line 136 of the TP-1 return. Revenu Québec requires a separate TP-128, or financial statements, for each building, attached to the return; each co-owner files their own for each building.
Capital cost allowance (CCA) on it is limited to net rental income before CCA from all your buildings combined: it can't create a loss.
What changed in 2026
In the February 2026 edition of guide IN-100 on rental income, the CCA part of the TP-128 was reorganized: part 6 is completed on a separate copy for each building, part 4 once for all of them. For CCA details, Revenu Québec now refers to guide TPW-130.G-V, Capital Cost Allowance Guide.
Along with the TP-128, attach form TP-1086.R.23.12 if you had work done on the building. For 2026, the return is due Friday, April 30, 2027.
