Mandatory TAL lease form

A required form

The form issued by the Tribunal administratif du logement (TAL) must be used for every new residential lease: a room, an apartment, a condo or a house. It has been mandatory since September 1, 1996. For a verbal lease, the landlord gives the tenant the mandatory written notice (écrit obligatoire) within 10 days; for a signed lease, the landlord gives the tenant a copy within 10 days of signing (art. 1895, Civil Code of Québec). The rights set out in the form apply even if it wasn't used.

The lease and the building's by-laws must be in French unless the parties expressly agree on another language (art. 1897 C.C.Q.). Every notice about the lease then follows the language of the lease (art. 1898 C.C.Q.). The TAL offers the form in French and in English.

The 2026 version

The revised form, in force since January 1, 2026, adds a smoking clause, the maximum rent in section F, a "no rent paid in the last 12 months" option in section G, and legal notices reflecting Bills 31 and 65. It costs $2.99 plus taxes, on paper or as an electronic lease.

Printed forms of the previous version that were already on sale before 2026 can be used until December 31, 2026, with the TAL's free adjustment annex. After that date, use the current version.
