The federal Statement of Real Estate Rentals, filed with your income tax return to report gross rents, expenses and net rental income.

What it's for

Form T776 works out the net rental income you report to the Canada Revenue Agency: gross rents on line 12599, net income on line 12600. Guide T4036, Rental Income, explains it. Current expenses are deducted on it; capital expenses are written off through capital cost allowance (CCA), which can't create or increase a rental loss. In Québec, the same income is also reported on form TP-128.

Co-owners and the deadline

A co-owner enters the gross rents of the whole property on line 12599, without splitting them, then their share of net income before adjustments (line 9369) according to their ownership share. Each co-owner claims CCA on their own share.

The 2026 return is due Friday, April 30, 2027. June 15 applies only if you or your spouse carried on a business: renting out dwellings with basic services (heat, light, parking, laundry) produces income from property, not business income. Services such as cleaning, security or meals can change that. Any balance owing is due April 30 either way.
